 Highlights of Master Plan Delhi-2021

a. Plans to Develop into a WORLD CLASS METROPOLIS.

 The Need for Master Plan-2021:

a. Delhi/NCR will continue to grow at a very fast pace.
b. Delhi population estimated at 230 lakhs in 2021 form 150 lakhs ar present.
c. 24 lakhs additional dwelling units (flats/house) will be required to accommodate such large Population of 80 lakhs additional persons.
d. 45,000 families Migrate into Delhi every Year.
e. DDA or any other private builder doesn't have capacity to meet the demand for dwelling units.
f. That's why MPD-2021 and LPP Policy.

 Major Attractions of the N-Zone

a. Next to Rohini North-West Delhi.
b. Well connected by Metro network. Mundka Metro line to extended to Bahadurgarh and Rithala Metro line to be extended to Bawana.
c. 1,000 acres upcoming industrial Area Bawana Phase-II, for which land has been acquired.
d. Upcoming All India Institute of Medical Science (AIIMs) in 17 acres.

 Special Features

a. No height restrictions, Super Tall Building with Helipad/Helipad facility proposed. This zone is suitable for such development being far away from air funnel.
b. DDA's proposal to allow Country homes (Farm Houses) of one acre size in the green belt of Delhi in 'N'Zone only. New Farmhouses allowed only in the green belt.
c. Reserved Forest of 72 hectares (180 acres) of area exists in this zone which makes this zone environment friendly.
d. The terrain has an excellent drainage system.
e. The terrain has good soil for construction. High rise buildings can be constructed.
f. N-Zone is considered to be the safest zone from the point of view of EARTHQUAKE free zone due to the excellent quality of its soil.
g. The main source of water supply is the western Yamuna canal which is in the north eastern side of zone 'N'. The area adjoining the canal of Bawana town has been earmarked for utility. Water Treatment plant is also proposed in this zone. So there will be best availability of water throughout.
h. A power generation plant of 1000MW is proposed in this zone.
i. A freight Terminal, Wholesale market, Warehouse is also prosposed.
